An exercise in responsible urban planning
Our Visioning, Brands, and Experiences group was retained to convert an office building in the heart of downtown Denver into two hotels with a combined 302 room count. The scope of work included architectural design, environmental graphics, signage, and the streetscape design.
In an adaptive reuse effort, an old Xcel Energy office building was converted from a 13-story office to a hotel. The conversion was Denver’s first dual-branded hotel, which is becoming a national trend. By updating the buildings porte-cochere with metal cladding, large chandeliers and light panels, the space was transformed into an inviting and welcoming area.
The project is acclaimed as one of the most successful urban adaptations in downtown Denver. The hotels, which each have their own front desk on either side of the first-floor lobby, create a street-level atmosphere that is bright and busy, with hotel staff bussing around, guests coming and going, and others enjoying a drink at the hotel bar, all activating what used to be a dead-zone. The building’s positive disposition is fully integrated into the adjacent busy streets. As the Denver Post put it, “this sort of design goes beyond architecture and into the realm of responsible urban planning. It invites energetic strolls through the urban core and sets an example for other downtown infillers and renovators to follow.”
