Sparking downtown revitalization through redevelopment
The former BMO Harris Bank headquarters is being revitalized. As part of the City of Chicago’s LaSalle Street Reimagined initiative—which supports the redevelopment of the historic central business district—the new Monroe Hotel and Club Residences will include 345 apartments, a 300-room hotel, and incredible amenities. Our job? Architecture and interior design services.
With declining office occupation rates, the City was looking for ways to revitalize the district. One key strategy? Affordable housing alongside business. The residential upper floors will include 105 affordable housing apartments set aside for tenants with income at an average of 60% of the area median. The hotel, located on the first 11 floors, will include a fine dining restaurant, a luxurious spa and fitness center, an indoor pool, exercise studios, and a golf simulator.
We’re also designing a 19-story-tall, 4,200 square-foot (390 square-metre) atrium with a full-height feature wall. This will allow natural light to reach the new apartments and hotel rooms while also preserving and celebrating the street-facing facades. The Monroe Club, originally a mid-century private club, will be reimagined on the penthouse floor, and the former mechanical penthouse will become a lounge with an outdoor deck and pool.
When complete, the Monroe Hotel and Club Residences will deliver a stunning new look for a historical building in downtown Chicago as well as improve the district’s residential opportunities with accessible, affordable housing—all while maintaining the City’s history.
