776 Summer Street Redevelopment (L Street Station)

The 776 Summer Street redevelopment project is located on the storied waterfront site of a former coal-fired power plant that once provided power to the city of Boston, from 1898 until its decommissioning in 2006. Originally owned and operated by the Boston Edison Company, the L Street station housed enormous turbines that powered the city. Now, this redevelopment project will preserve this legacy by celebrating the site’s industrial past through adaptive reuse of historically significant buildings—magnificent century-old turbine halls—to form the authentic heart of this dynamic new mixed-use district.

We provided master planning, architecture, and interior design services for this mixed-use, transit-oriented development that has almost six acres (2.4 hectares) of new public open space—which includes waterfront connectivity around a network of bike paths and pedestrian walkways. Landscaping, designed by STOSS, focuses on creating a network of open spaces linking existing adjacent neighborhoods, parks, and open space to the waterfront. Fully accessible open spaces allow for public access to the historic turbine halls and newly created retail centers.

With a nod to the past and a focus on a sustainable future, 776 Summer Street will usher in a new era of community-forward and climate-resilient development.
