Supporting the creation of community within Seaton
Working with The Hawkins Trust, we helped provide transport, engineering, and environmental aspects to a new, residential-led, mixed-use neighbourhood that will be developed at Seaton, North Plymouth.
Proposals for the Seaton Neighbourhood include 850 new homes, with at least 231 affordable homes, 85,000 square feet of commercial space and 21,500 square feet of local-centre facilities such as shops and restaurants. Seaton’s close proximity to key services makes it an ideal location for a new neighbourhood while also supporting Plymouth’s long-term sustainable economic growth. As part of this vision, the site includes opening it up to the public and creation of a new nature reserve and visitor centre.
Our initial feasibility input demonstrated how the topography and other constraints could be overcome, delivering a new link road and including a high-quality public transport interchange in an environmentally sensitive way. We also coordinated the environmental impact assessment (EIA) to support the planning application. This provided an in-depth understanding of the challenges of the surrounding steep terrain which is in agricultural use.
Our work contributed to proposals for a higher proportion of houses than flats and for the homes to be in keeping with the landscape.
