Delivering the masterplan for a sustainable mixed-use commercial, leisure, and residential development at Aylesbury Woodlands
In January 2017, Aylesbury was identified as a garden town (a holistically planned community which enhances the natural environment) and will be a focus for around 15,000 new market and affordable houses, new retail and employment developments as well as health, education, transport, and community infrastructure.
Having supported our client, Buckinghamshire Advantage, with initial preliminary technical and planning advice for the Aylesbury Woodlands site in 2014, we were appointed through the Homes England Multidisciplinary Framework to create the vision to take this 220-hectare site forward. An indicative masterplan was prepared by sub-consultants Environment Design Partnership (EDP), and following extensive pre-application consultation and feasibility work, we lodged an outline planning application in March 2016 for up to 1,100 dwellings, a mixed-use local centre, leisure facilities, and two primary schools.
The new site will support future employment growth for Aylesbury and Buckinghamshire, attract commercial investment into the community, and provide sustainable development.
