Evolving a single industrial building into a major distribution and logistics hub
Scannell Properties set out to create a new industrial development in Lakeville, Minnesota. They reached out to our team to provide key infrastructure planning, engineering, and environmental services for this multiphase project.
Our work on the first phase included the expansion of public right-of-way along with utility infrastructure and turn lane improvements for connection to several future industrial buildings. We also completed an extensive environmental assessment worksheet for the local governing unit to identify and determine ways to protect the environment and provide clean water. To support this, we provided stormwater management systems and techniques as well as floodplain analysis to help offset impacts on a nearby protected trout stream tributary and wetlands.
For the second phase, we assisted with a public right-of-way extension to open the west half of the development and designed a less than truckload shipping and truck maintenance facility and warehouse. We also provided an efficient logistics center while balancing earthwork for a site with over 80 feet (14 metres) of vertical elevation change, an existing high-capacity natural gas pipeline bisecting the site, and several stormwater management challenges.
The development has generated hundreds of jobs for the community—supporting and supplying on-demand products for the Minneapolis-St Paul metro area.
