Demographic trends and an innovative land use approach drive the transformation of this suburb, creating a walkable future
Lee’s Summit, Missouri is located on the edge of the Kansas City metropolitan region and developed as a suburban community situated around a historic downtown. We actively participated in the review and update of the City’s comprehensive plan with the primary objective of leading a transformative land use initiative for the community.
Our team led and developed a unique land use and community design approach that prioritizes future development in a series of walkable, mixed-use activity centers—preserving much of the community for either agriculture or traditional residential development. The design of the activity centers and corridors is supported by policy guidance in the form of place types and design principles that articulate neighborhood characteristics, urban form, and density while establishing multi-modal connectivity—all with walkability at the forefront of future development decisions.
In addition to our land use approach, our team developed the approach and guidance for the mobility and environmental elements of the plan. Overall, the plan aims to serve as the basis for the protection of the community’s economic development, residential growth, and quality of life for residents and businesses.
