Transforming brownfields into vibrant neighborhoods
We were retained to provide environmental consulting services for the preparation of a remediation plan for the Lake Shore Boulevard West property in Toronto, Ontario. The ultimate objective of the remedial approach was the acknowledgement by the Ontario Ministry of the Environment, Conservation and Parks (MECP) of a record of site condition (RSC) under Ontario Regulation 153/04.
The property is located on a parcel of land in southwest Toronto which was most recently utilized for manufacturing automotive parts—the industrial nature of the historical activities at the site and on neighboring lands resulted in the impairment of soil and groundwater. Our remedial action plan included implementation of remedial excavation, amendment of zero-valent iron to promote degradation of chlorinated volatile organic compounds, and risk assessment. The remedial excavation facilitated removal of shallow soil impacts associated with metals and petroleum hydrocarbons. Following completion of verification soil and groundwater sampling, the risk assessment was approved and certificate of property use finalized. An RSC was filed with the MECP to permit the land use conversion from industrial to residential.
The site is now home to a vibrant residential community, supported by ancillary commercial uses and a park.
