We were retained by a partnership of property developers to support the remediation and management of a former hospital and unlicensed fill area to convert the property to a large multi-phase residential development. Project planning was occurring concurrently with pending changes to Ontario provincial legislation surrounding the movement of excess soil.

As our client was a key stakeholder in improving the movement of excess soil in Ontario, we implemented a soil management program that was consistent with the proposed regulatory changes. Through integrated site design, attempts were made to minimize the excess soil generated by the site, however ultimately, the cut/fill analysis indicated that the property was in a significant surplus. Additional soil characterization was completed to support movement of the excess soil to an approved receiving site, diverting soil from landfill and from unauthorized fill sites, consistent with best management practices and proposed excess soil legislation.

Our support on this project was instrumental in diverting approximately 70,000 cubic metres of soil from landfill to a receiving site for beneficial reuse.
