Transforming a brownfield site through partnership and collaboration
When the City of Orangeburg was looking to revitalize the Russel Street Corridor, Railroad Corner—a one-acre (.4-hectare) brownfield site—needed to be transformed into a district that would help give new life to the area. Our team, alongside Studio 2LR, was there to help make it happen.
Serving as the planning, environmental, design, architecture, and engineering lead, our team led the project using the asset transformation and brownfields model. We applied a holistic approach that started with conceptualization and continues through construction, assisting with funding gaps, partnerships, and overcoming revitalization challenges along the way. On-site student housing supports enrollment growth of South Carolina State University and Claflin University and is designed to embrace the spirit of both universities.
To support the redevelopment, we also assisted the city in acquiring a $500,000 Environmental Protection Agency brownfields assessment grant and coordinated with the South Carolina Department of Health and Environmental Control for funding environmental remediation.
When complete, this strategic location will create an attractive and welcoming gateway between the Claflin University and South Caroline State University campuses while also promoting economic growth through commercial and retail space.
