Making energy efficiency compliance easier
Enacted in December 2009, New York City Local Law 88 (LL88) is a significant piece of legislation aimed at enhancing energy efficiency and sustainability in large existing buildings within New York. It aims to improve energy efficiency by addressing lighting upgrades and promoting accurate electrical usage measurement through sub-metering in existing commercial structures greater than 50,000 square feet (4,654 square metres). Hines Properties reached out to our team to help assess their holdings.
Working with Hines, across four separate buildings and 5 million square feet (464,515 square metres), we identified non-compliant areas and tenant spaces to allow sufficient time for tenants to comply. We worked closely with facility managers and engineers on obtaining required documents and identified the information required for the assessment. Additionally, we provided a survey master plan to implement the communication and coordination needed to complete the site survey during normal hours for all of Hines’ tenants. While it can be complicated to communicate requirements to the tenants, we assisted Hines in providing solutions for the tenants to consider.
These efforts will ultimately help NYC reduce its energy consumption as well as reduce the costs faced by major commercial buildings during decarbonization efforts. The LL88 filing is expected to be completed May 1, 2025.
