When a residential development fits into the existing site landscape it becomes a community fit for repeat purchases
In the towering pines atop sandhills outside of Perth’s central business district, you’ll find the site for Newhaven Estate—a residential development planning to offer 1,000 lots for purchase. Given the significant housing and population boom within Western Australia (WA), greenfield lots were in high demand.
The design for this community would maintain existing melaleuca trees in low-lying areas and incorporate the towering pines while also including areas for a primary school, playing fields, drainage, and public open spaces. Our team was selected to provide civil engineering, structural engineering, and underground power consulting services to prepare the site for further development and sales. Early periods of development called for the design and construction of major sewer, water, and gas works due to a lack of servicing infrastructure. A key challenge to overcome was that much of the existing land had minimal clearance to groundwater. Our solution was to introduce a combination of subsoil drainage, imported fill, and natural drainage corridors.
The award-winning Newhaven Estate has been recognized with several awards and continues to perform strongly when it comes to lot sales. Later stages have attracted repeat purchases from existing estate owners.
