Incorporating sustainability and mechanical design services to create a transformational mixed-use development
Melbourne’s central business district (CBD) is one of the most desirable areas of the city for residential development. From RMIT University to the city’s Free Tram Zone to Queen Victoria Market, everything Melbourne has to offer in shopping, education, food and dining, and sports arenas is only a short walk. That’s why Hengyi Australia set out to deliver Swanston Central, an apartment and retail space in the CBD.
Our role? To transform the heritage Carlton United Brewery site into one of Victoria’s tallest mixed-use residential buildings. To incorporate environmentally sustainable design, we featured a 50,000-litre (13,200-gallon) rainwater tank for irrigation, pool top ups, and filtered backwash. This system provided a reduced cost for water storage and reduced pressure on main water supplies. We also incorporated a variable refrigerant flow (VRF) solution, floor by floor, to help with cooling air and gas systems to control total comfort and improve energy efficiency. A VRF system simplifies the design by minimising the number of large refrigerant pipe rises in a building.
From the ground up, Swanston Central is a world within a world. You enter through the artistically illuminated lobby and discover resident’s facilities ranging from pool and private cabanas to spa and steam rooms. The Central level includes the grand dining room, garden room, library, and cinema. Set to become a landmark that supports everything Melbourne offers, Swanston Central delivers luxe residential living surrounded by academic offerings, skyrise views, and the city’s lively nightlife.
