Adopting innovative draining solutions
In 2011, approval was granted for 72 houses on an existing caravan park of approximately three hectares at St. Mary's Bay, Kent. The site had been in a derelict condition with both its permanent buildings and caravans removed; we were tasked with providing drainage solutions for a high-quality development with a rural feel and a mix of housing styles.
What makes this residential scheme different from others? Our design handles most of the surface water at ground level rather than with a traditional piped network. All units and frontages were set higher than the carriageway to ensure the proper flow of surface water. Our non-conventional drainage solution, developed through consultation with the adopting authority, met the constraints on ground levels, invert levels, provision of attenuation with positive drainage systems, and maintenance access arrangements whilst also including source control and creating a scheme with added landscape and amenity value.
Our onsite remediation and material strategy will also recycle the existing static caravan concrete bases. We’ll crush the existing concrete and use this as a replacement for the sub-base within the carriageway, footway, and other hard paved areas within the next phases of the development, further reducing its carbon footprint.
